Terms & Conditions
These Terms and Conditions apply to all cleaning services provided by JMI Property Services (“we”, “us”, “our”).
By booking a service, you agree to the terms outlined below.
1 Services
We provide residential and/or commercial cleaning services, including general cleans, bond/end-of-lease cleans, and recurring services. The scope of work, pricing, and service duration will be agreed upon at the time of booking.
2. Australian Consumer Law
Our services come with guarantees that cannot be excluded under the Australian Consumer Law.

You are entitled to: A remedy if the service is not provided with due care and skill

A remedy if the service does not meet the agreed description.
Nothing in these Terms limits your rights under the Australian Consumer Law.
3. Bookings and Confirmation
All bookings are subject to availability.
A booking is confirmed once full payment has been received and confirmation has been issued.
We reserve the right to refuse or cancel bookings at our discretion, with a full refund provided where applicable.
4. Payment Terms
Payment is required in full before the service is carried out.
Accepted payment methods will be advised at the time of booking.
Services will not proceed if payment has not been received before the scheduled start time.
5. Cancellations, Changes & Refunds:
A minimum of 6 hours’ notice is required to cancel or reschedule a booking to receive a full refund.
Cancellations made with less than 6 hours’ notice will not be refunded
No refunds will be issued if:

The service is cancelled after the scheduled start time.

We cannot access the property at the agreed time.

Refunds (where applicable) will be processed using the original payment method.
6. Access to Property
Clients must ensure safe and reasonable access to the property at the scheduled time.
This includes access to electricity, water, and entry instructions where required.
If access is not available, the booking may be cancelled and payment forfeited.
7. Bond / End-of-Lease Cleaning
Our bond or end-of-lease cleaning service is designed to meet general real estate cleaning standards, not individual agent or landlord preferences.
We do not guarantee the return of a rental bond, as final bond decisions rest with the landlord or property manager. Any re-clean requests must be made within 24 hours of the service completion and relate only to areas included in the original scope of work.
Additional cleaning requested by the agent or landlord that was not included in the original booking will be charged separately.
8. Recurring Services
Recurring services (weekly, fortnightly, or monthly) require upfront payment before each scheduled clean unless otherwise agreed.
We require 6 hours’ notice to skip or reschedule a recurring service to avoid charges.
We reserve the right to review pricing for recurring services with reasonable notice.
Either party may cancel a recurring arrangement with reasonable notice.
9. Quality & Issues
Any concerns regarding the quality of service must be reported within 24 hours of completion.
We will assess reported issues and, where appropriate, offer a re-clean or other remedy in line with Australian Consumer Law.
No refunds will be provided for change-of-mind or dissatisfaction not related to service quality.
10. Health & Safety
We reserve the right to refuse or discontinue service if:

Conditions are unsafe or unhygienic.

There is aggressive behaviour.

Biohazards, pests, or hazardous materials are present and not disclosed

Aggressive pets or animals on site
-
Unable to complete the job safely
11. Damage & Liability
We take reasonable care when providing our services.
We are not responsible for:

Pre-existing damage
-
Normal wear and tear.
-
Damage caused by faulty, unstable, or improperly installed items.
Any damage claims must be reported within 24 hours of service completion.
12. Pricing & Changes
Prices are based on the information provided at the time of booking.
We reserve the right to adjust pricing if the property condition or scope of work differs significantly from what was disclosed.
13. Changes to These Terms
We may update these Terms and Conditions from time to time.
The version in effect at the time of booking will apply.
14. Acceptance of Terms
By booking a service with JMI Property Service you acknowledge that you have read, understood, and agree to these Terms and Conditions.
